Landing rd extension

Extension of an existing home into a BnB enterprise.

With the home still requiring to be lived in during construction careful planning provided a liveable space for the client and a seamless extension

With the client already having some clear goals in mind for the accommodation units and specific finishes our designer drew up a 1stdraft of plans. Initial preliminary costings discovered that the project may go over the defined budget. We offered up some alternative building products and ideas that could be used instead which resulted in the build cost coming back on track without compromising the desired goal. With some innovative thinking we built the entire extension before we broke into the existing house meaning very little disruption to the occupied home.

Waiotahi Beach outdoor area

Located in a small coastal subdivision this holiday home already had some existing timber deck to the northern face.

The client wanted the deck to be able to be used in all weather to create additional indoor-outdoor flow.  The deck framing was extended creating an extra 1.5m in width and new composite decking was laid back down.  Modernizing the look of the deck with a grey colour selected and also eliminating the ongoing need of maintenance that often comes with timber decking.

Finally a Flexiroof outdoor shelter was installed over the entire deck providing the all weather outdoor area needed for a holiday in all seasons of the year.

With then components of the Flexiroof being made of durable powder coated Aluminium and all fixings being stainless steel this product is well suited to the beach environment.

With the spacings of the rafters being some of the largest on the market at 800mm centers this ensures that there is no restriction on natural light still getting into the house.

The polycarbonate panels between the rafters remove 30% of heat from the sun while blocking out 95% of the UV.  A must for our hot Bay of Plenty summers.

The entire project was completed in 3 weeks.
