This build is on a rear subdivided site, which required the Design to optimise all the available space.  The build brief must haves was for 3 bedrooms and 2 bathrooms.

Some creative design resulted in achieving the 3 bedrooms, all with walk in wardrobes, 2 bathrooms, a linen storeroom, full laundry area, a walk in pantry and an open plan living and kitchen area.  All of this within a 144m2 floor area and still having a roomy feel.

With a young family, polished concrete floor to the main areas was a great selection for hard wearing and easy to maintain.  Carpet to the bedrooms gives that nice comfortable underfoot feel in the mornings.

With large windows and openings to the predominant sun facing areas the polished floor is a great way to store the suns warmth in the home.   An efficient pedestal wood fire complimented the lounge aesthetic and provides a warm cosy feel for the cooler winter months.

Large bifold doors open the living area onto the timber decking giving fantastic indoor-outdoor flow and enhancing the feeling of space from the living areas.

As with all Longview Homes builds detailed scheduling and planning of construction provided a clear path to staying on time and on budget.

At the signing of contracts a build time of 24 weeks was predicted.  Even though additional scope of works was added for decks and driveways we were still able to handover in 22 weeks total.  Accurate costings provided the security of completing the initial scope of works for the build within the fixed price contract allowance.
